The Canadian Builder Regal Properties known as Caban Condos Mexico Phase 1 through 4. Owner Mike Delaire and salesman Parrish Kondra of this development left us eight months ago or longer possibly a year now see photos. We have maintenance issues in our phase one unit. Water is leaking into our ceiling and walls and black mold spots are popping up. The chunks of plaster and paint falling down on our furniture. The leak is from the upstairs Penthouse units pipes somewhere in the concrete walls or floor and that Penthouse leak has been going on for years up there and now has found its way down to us on the fourth floor. We have no way of knowing where it’s coming from and the builder has left us without proper construction drawings and we'd all like to know where he is or what’s happening with this project.?? Eight months ago at least if not longer now the Mexican contractor Spyro Construction packed up his trailer and scaffolding and left the project leaving us with all of his debris. The builder developer, a Canadian has taken everyone’s money and in some cases double sold at least two units here and no word on when he is finishing this project. It’s always the same lie we will be there next week. Next week never comes. This is phase one and we have no elevator just an empty shaft dangerously open for someone to stumble into covered by flimsy screen. Phase two and phase three are abandoned. No help!! Look on Facebook Caban Condos Mexico Reviews to read about all the disgruntled buyers.This is a group of owners voicing their concerns about 30 sold units that have not been able to move in after three years or more of waiting. 2 units have been resold by the builder and never paid back to original buyers so those units in phase two have two owners and the place is a shell that looks like a bomb went off here.There are multiple liens and different owners of the land so we are in quite a mess that only the Regal Properties owners can get us out of. There is no communication to any of us and they continue to sell as if none of this is happening. These pictures show the shoddy construction the lack of respect for the phase one building when plastering and painting so all the windows are full of plaster and paint as well as many of our cars got ruined when they did not inform us that they were painting or plastering.
*UPDATE AS OF MARCH 14th 2024*Hola everyone. It has now been over 3 years we have been living in caban condos. It's time to update my review. We have not received title. Promises made and promises broken. We do not have a working elevator. It was to be replaced more than 2 years ago. We are still waiting. We do not have the electricity in our name. This is crucial in Mexico to prove where you live. We have asked repeatedly for explanations and we are either ignored or lied to. You won't see any bad reviews on Caban Condos Facebook or Instagram feeds. They remove them and then block you. This being said, they have built a strong building, in my opinion, in over 3 years no settling or structural cracks. Please make sure you do your due diligence and search for any sites regarding this company. You can see honest comments here. Caban Condos Mexico reviews. Check it out before you send money. Use Messenger and ask owners for honest answers. I'm just being honest. If things change for the better concerning the elevator, title or electricity I will edit this again. I had a conversation with Mike last week, He promised my condo was been worked on and ready for delivery as soon as March or my money back. Waiting for his call back, He is in his home town as we speak and will meet him in Merida this month. Bringing a REAL construction company to the site to make sure this messy construction site was done with the proper standards and up to code. The Mexican people do not appreciate to be ignored for months. See you soon Mike.
Nothing is being done - hundreds of thousands of dollar peoples life savings lost in lies - likely never see titles
I've been following this build for a few years as I was interested. Something didn't seem right. All photos show an abandoned space. Never anyone in the photos. That's due to non completion! Only a couple of people live there. Don't spend a dime here.
Sadly I "invested" in phase 2 with caban condos based on the reviews you see below from 4 years ago, hoping to have a vacation/retirement place in the sun. The reality is the building is nowhere near completion after more than 4 years and they are taking deposits for phase 4 and beyond.I'm not sure about the reviews from 6 months and 1 year ago, because the development has not changed at all in that time. There is virtually no communication from the owner Mike and his marketing agent Parrish. They will not repay my refundable deposit. I've been asking for over a year now. I am happy to discuss this with anyone who needs further information. Please do not give these guys your hard earned money, not matter how slick the marketing and brochures may look. I have lost a significant portion of my savings to them and my hope is to prevent others from losing their money too .
